>The City of Baton Rouge is preparing for the first phase of implementation. A master plan for the site is being done, and Clements says a timeline for developing the property should be ready in the next three to four months. 'This will not be developed over a short period, it will probably take two or three phases,' Clements says. This is not going to be a 'build it and they will come' situation.' Some of the uses discussed for the land include building a planned unit development, or a mixed-use commercial/retail development or building high-rise apartments/condominiums. 'Our plans will shape up after we see what sort of interest they have. 'We're working with quite a few people,' he says. Now that the company has been relocated to West Baton Rouge Parish and wetlands permits have been issued, Clements says he can talk to developers about other uses. Clements says he signed a purchase agreement two years ago to buy the downtown site, which was being used as a limestone distribution yard. On Tuesday Pete Clements will update the Downtown Development District Commission on his plans. The owner of a 36.3-acre tract of land on the Mississippi River, just north of Hollywood Casino, says he's working with developers who are looking at building residential/retail projects on the site.
